Services Offered
Wolford Wayne LLP is a dedicated tenant's rights law firm, and their services are exclusively focused on representing residential tenants. Unlike many other landlord-tenant law firms, they never represent landlords, ensuring their complete allegiance to their tenant clients. Their comprehensive range of legal services addresses common and complex issues faced by tenants in San Francisco, Oakland, and Berkeley, including:
Tenant Harassment: Representing tenants who have been subjected to various forms of landlord harassment, potentially providing grounds to sue for damages. This can include intimidation, threats, or disruptive behavior intended to force tenants out.
Wrongful Eviction: Defending tenants against unlawful evictions that violate local rent ordinances or California state law. This includes situations where landlords attempt to evict without "just cause" or fail to follow proper legal procedures.
Tenant Buyouts: Assisting tenants in negotiating fair and favorable tenant buyout agreements with landlords. This is particularly relevant in rent-controlled areas where landlords may offer a sum of money for tenants to voluntarily vacate a unit.
Constructive Eviction: Representing tenants who are forced to move out due to uninhabitable living conditions, such as severe mold/mildew, pest infestations, or lack of essential services like heat or hot water, making the property unlivable.
Failure to Repair or Maintain: Advocating for tenants in disputes arising from a landlord's failure to adequately repair and maintain the rental property, ensuring habitability standards are met.
Rent Board Hearings: Representing tenants in disputes and hearings at local Rent Boards (e.g., San Francisco and Oakland Rent Boards) concerning rent increases, lawful rent determination, or other rent ordinance violations.
Owner Move-In Evictions (OMIs) and Ellis Act Evictions: Providing defense and strategic counsel for tenants facing these specific types of "no-fault" evictions, which are often subject to strict regulations.
Personal Injury Related to Property Negligence: Representing tenants who suffer injuries due to a landlord's negligent maintenance of their home or premises.
The firm prides itself on providing practical, affordable, and aggressive representation, having successfully resolved hundreds of disputes and recovered millions of dollars for clients.

I had an incredible experience working with Wolford Wayne. They helped me navigate a tough situation with an illegal apartment, making sure I understood my rights every step of the way. Their expertise and advice led to a great buyout agreement, far better than I expected. The team was professional, very responsive, and truly had my best interests in mind. If you’re dealing with a landlord dispute or tenant rights issue, I highly recommend sending them a message.
We are so grateful to Daniel for all his guidance and expertise! He really fought for us and got us a big sum of money in our buyout agreement. Everyone at Wolford and Wayne was super personable, easy to work with, and prompt with communication. They are both genuinely real people and also very professional, which is a combination I appreciate a lot! I can't recommend them highly enough.
To say Daniel was helpful, would be an understatement. Daniel and his team have been very helpful, clear, and concise. Has made our lives for the better. His understanding and knowledge of our rights as tenants, made us feel at ease. If you are looking for one of the best tenant lawyers, look no further. Daniel is the one for you. Thank you Daniel and team!
One day in my mail I found a letter from my landlords attorney telling me my landlord had filed a petition with the San Francisco Rent Board to raise our rent. My roommate and I immediately went to the Tenants Union for counseling. We met Jason Wolford who told us we had a good case, but should hire an attorney to represent us at the hearing. Jason provided us with a fairly long lists of attorney. We reviewed the list and determined that Wolford Wayne was the best fit for our situation. Megan Johnson, an associate at Wolford Wayne, was the person Jason recommended. Megan represented tenants in buyout negotiations, affirmative wrongful eviction cases and Rent Board cases. We met with Megan in person and we were impressed with her knowledge of our case. Megan felt our landlord’s case was weak and once they saw the rebuttal she would submit to the Rent Board they may withdraw the Petition to raise our rent. She clearly explained to us what information we needed to provide her to do her best in defending us at the Rent Board hearing. For various reasons that we do not understand and were out of our control the Rent Board took 6 months to schedule our hearing. During this time Megan was in touch with both us and the rent board working to facilitate a speedy hearing and to discuss with us the various documents the landlord provided as evidence why our rent should be raised. In the end, the landlord withdrew their petition to raise our rent 3 days before the scheduled Rent Board hearing. This was frustrating, but all is well that ends well. Thanks to Megan Johnson we are now prepared to document our comings and goings and other information the landlord would twist to try and prove that we no longer lived in our apartment. All around we could not ask for a more knowledgeable, goal oriented attorney who communicated with us in a timely manner in a way we could always understand. Megan was perfect! There is nothing I would ask her to do differently and without hesitation I would recommend her to anyone having the unfortunate experience of having to deal with the San Francisco Rent Board.
I don't think there's enough words to express how grateful my wife and I are for Daniel Wayne, Piper Wheeler, and the staff at Wolford Wayne. They made the lawsuit process a lot less painful with their extensive knowledge of SF real estate law and tenant's rights while bringing kindness and humor to the table. Thank you from the bottom of our hearts!
